In the 2010 Annual Report, Windwalker expressed cautious optimism about the 2011 real estate market. While the strengthening demand and ultra high-end sales in 2010 were impressive given the state of the market just one year prior, macroeconomic risks remained an area of concern for the fragile recovery. 2011 began on a high note with transaction volumes exceeding 2010 levels during each of the first three quarters. However, troubling economic news surfaced in August, casting an air of uncertainty on a recovering market and creating a slowdown which would ultimately alter the transaction pace set during the first nine months. As a result, the fourth quarter witnessed a significant decline in both the number of transactions and total dollar volume, preventing 2011 full-year results from surpassing 2010 activity. Though the final sales tally of 2011 may have been disappointing, fundamental market metrics held steady across property types and suggest the Nantucket market will continue to push through the uncertain economic climate.
