The Closing
Before the Closing:
- Home Owners Insurance: It is your responsibility to obtain an insurance binder prior to the closing. Most lending institutions will require this but if you are not obtaining financing, you will want to put this on your checklist. Because the insurance world has changed dramatically, it is sometimes time consuming to obtain coverage - it is a good idea to begin the process just after signing the Purchase and Sales Agreement. For many second home buyers, obtaining coverage from their primary insurance carrier is the easiest avenue. For primary home buyers, you should contact a local insurance broker to begin the process.
- Buyers do a final walk through the day before closing. Your Windwalker agent will arrange a time with the Sellers agent and accompany you on the walk through.
- Most Purchase & Sales Agreements provide for the Sellers to leave their home in "broom clean" condition when moving out. "Broom clean" does not mean professionally cleaned.
- The Seller should make arrangements for all utilities to be transferred out of their name as of the day of closing . Your Buyer’s agent will obtain a list of service providers but it is your responsibility to transfer all utilities into your name for billing purposes.
After the Closing: Your attorney will give you a complete set of closing documents. Be sure to keep them in a safe place as they are your source for information that you will need for income taxes and for estate purposes in the future.
