Nantucket Real Estate Market Report: 4/12 – 4/19

We’ve been consistently reporting on the flurry of activity in the sub-$1 million price point during 2013.  While this segment of the market remains active, the interesting development within the past week has been the transfer of five commercial properties including:

1A Windy Way for $590,000 (formerly The Cellar)

42 Center Street for $740,000

58E Main Street for $800,000 (formerly Ladybird Lingerie, now Coffin Real Estate)

40 Centre Street for $1.2 million (purchased by the Centerboard Guest House)

Prior to his past week, there had yet to be any commercial transfers in 2013 compared to the three commercial transactions that took place by this time in 2012.  Windwalker listings at 1 Chin’s Way (formerly the Hen House) and 2 & 4 Chin’s Way (formerly the Bamboo) are slated to close in the coming weeks. Furthermore, there are three additional commercial properties for which P&S agreements have been signed. Nantucket Real Estate Market Report -2/16/13 to 2/22/13

During the third week in February,  three property sales closed in the Nantucket real estate market for a total dollar volume of $6.3 million. Two of the three sales were for vacant land, signaling the continuation of strong demand for vacant land. One of the first price increases of the year occurred with a 12.55% increase from the original listing price.

Nantucket Real Estate Report: December 2012

Nantucket Real Estate Report for December 2012 - Nantucket Monthly real estate volume vs previous 5 year average. By all accounts, the month ending December 31, 2012 was a banner month for Nantucket real estate.  A market that had been steadily improving seemingly reached fever pitch during the final 31 days of the year as strong buyer demand was met with an increasing number of sellers inclined to achieve a 2012 sale ahead of what was an uncertain future tax climate. For the month of December, there were 67 properties that changed hands for $135 million.  Thanks to this high transaction volume as well as two +$10 million transactions, December’s total dollar volume surpassed the five-year historical average by 150%.  It also marked the highest number of monthly transactions and highest dollar volume for all of 2012 and was the best month, as measured by transactions, since October 2005.

Nantucket Real Estate Report for December 2012 - Nantucket Transfers for DecemberWhile Nantucket real estate activity in December undoubtedly proved to be a highlight of 2012,  there have been a handful of reports which have not clearly distinguished non-monetary property transfers from true, arm’s-length property transactions, leading some readers to believe that there were far more sales in December than those that actually took place.  Non-monetary transfers, those between family members or into and out of trusts and LLC’s, take place every calendar year, yet are not required to be recorded at the Registry of Deeds.  Given the uncertain tax climate in the waning months of 2012, December proved to be an exceptionally busy month for these non-monetary transfers as property owners made tax and estate-planning decisions.   In total, there were 445 “transfers” in December, a record high for any single monthOnly 67 of these, or 15 percent excluding foreclosures, were arm’s-length sales for monetary consideration.  Though December was a record month for Nantucket real estate sales, it is important to clarify this distinction!
