We’ve been consistently reporting on the flurry of activity in the sub-$1 million price point during 2013. While this segment of the market remains active, the interesting development within the past week has been the transfer of five commercial properties including:
1A Windy Way for $590,000 (formerly The Cellar)
42 Center Street for $740,000
58E Main Street for $800,000 (formerly Ladybird Lingerie, now Coffin Real Estate)
40 Centre Street for $1.2 million (purchased by the Centerboard Guest House)
Prior to his past week, there had yet to be any commercial transfers in 2013 compared to the three commercial transactions that took place by this time in 2012. Windwalker listings at 1 Chin’s Way (formerly the Hen House) and 2 & 4 Chin’s Way (formerly the Bamboo) are slated to close in the coming weeks. Furthermore, there are three additional commercial properties for which P&S agreements have been signed. With all of this activity in mind, it’s safe to say that after a slow first quarter, the commercial segment of the Nantucket real estate market is improving…

- Lowest: 11 Bailey Road most recently listed for $599,000
10 Nantucket Properties Came to Market:
- Total Dollar Value: $18,883,000
- Average Asking Price: $1,888,300
- Highest Value: 22 North Pasture Lane currently listed for $4,599,000
- Lowest Value: 3F Freedom Square currently listed for $349,000
4 Price Changes Occurred This Week:
- Largest Price Increase: 14 Gingy Lane, increased 11.56% to $2,895,000 from last list price of $2,595,000
- Largest Price Reduction: 141 Main Street, reduced 10.99% to $7,900,000 from original list price of $8,875,000
