Though the economy may not be out of the woods yet, ultra high-end Nantucket real estate has staged a comeback in recent months. During September and October, several ultra high-end ($10+million) transactions were instrumental in lifting fall real estate sales to volume levels not seen since 2006 and 2007: 11 & 15 Cathcart Road sold for $27.5 million, marking the highest residential sale on Nantucket; 30 Washing Pond sold for $20 million; 30 Easton Street sold for $15 million; 37 Squam sold for $13.5 million and 7 Heather Lane sold for $12 million. This level of ultra high-end residential sales was last witnessed in 2006 when there were 13 transactions totaling $190 million and in 2007 when there were 10 transactions totaling $128 million (prices adjusted to reflect median value changes over time).
